Koukaki 1934

Date

2024

Tucked away in the lively Koukaki district, this exceptional 1934 Bauhaus residence stands as one of the rarest and most remarkable examples of Bauhaus architecture in Athens. This home has been meticulously reimagined from the ground up, with every detail carefully considered to honor its architectural heritage while infusing it with contemporary luxury.

The renovation process was nothing short of transformative. All original windows were carefully dismantled, fully reglazed, and expertly refitted to improve insulation and functionality. The traditional shutters were replaced with automated aluminum shutters finished in a warm, natural wood tone, preserving the original visual rhythm while introducing cutting-edge convenience.

A standout feature of this restoration is the stunning, custom-made herringbone wooden flooring, crafted specifically to match the exact size, color, and finish envisioned in the design concept. These bespoke floors not only anchor the home aesthetically but also provide a tactile sense of craftsmanship and timeless elegance throughout.

The interior lighting was elevated with carefully selected designer fixtures, adding sculptural elements and creating an ambiance that subtly enhances the architecture. Comfort was prioritized with the installation of a modern underfloor heating system powered by an energy-efficient heat pump, complemented by a discreet fan coil cooling system that preserves the home’s minimalist lines.

Throughout the renovation, only the finest materials were used, ensuring a seamless fusion of high-quality craftsmanship and modern performance. Every surface, finish, and detail reflects a commitment to excellence and a deep respect for the Bauhaus tradition.

This project is a rare synthesis of heritage preservation and modern reinvention, transforming a historic structure into a bespoke residence that stands as a true landmark in the fabric of Athens.
